Rob Kybird found self build appealing for many reasons; the freedom of design choice, value for money, and better overall build quality. He purchased a half-acre plot in June 2014, which took 18 months to find but came with existing planning permission for a replacement dwelling. It sits in a leafy suburb just north of Nottingham city centre.

When he stumbled across the Potton Show Centre over twenty years ago, and was immediately struck by the homely yet elegant Gransden show house. So when it came to building his own home, he looked no further than the inspiration of the Gransden. He wanted to keep the rustic look by retaining the exposed posts and beams both inside and outside the house. However, Rob added his own twist to the design by opening up the floor plan downstairs to create more room for circulation. He also had big landscaping plans, because the size of the plot needed a garden that’s as equally impressive as the finished house.

Rob, who freely admits he likes a challenge, decided to self manage the project. Though the build took a long time, four years to be precise, it was worth it. One thing Rob said he would change is not beginning foundations in the middle of winter, as the heavy rain was very unhelpful!
 
The finished house is undoubtedly a Gransden. Dormer windows, overhanging eaves and exposed posts and beams all make up this characterful property. The exposed posts and beams that the Kybirds so loved in the show home carry through to the interior, and pair with areas of exposed brickwork to give the property a rustic feel. The décor is in understated, neutral tones that emphasise the richness of the wooden beams. At the rear, the garden room opens out onto a patio and large lawn reminiscent of a stately home.
 
It turns out Rob did a great job self managing the build. Not only does the house look beautiful, but he managed to stick to the budget. The completed house has been valued at £820k and is a testament to all the hard work.
