Choosing your construction method

Having now spent over twenty years working in and around the construction industry I am clear of at least one thing – it doesn’t like change and many small sub-contractors, ‘builders’ if you like, cling to what they know simply because they have neither the time or inclination to investigate and try new methods, products or systems.

I realise that there will be many exceptions and that I have in one sentence alienated a whole section of the industry – but, in the main, I’m right.

This presents self builders with a dilemma because many will naturally turn firstly to a local  builder to seek opinions on how they should build and they will automatically be getting advice that is conservative, or worse, out of date.

This is a problem because most self builders have a strong desire to improve on the minimum standards imposed by Building Regulations and builders and developers simply don’t think that way.
 
In contrast, I suspect that we at Potton have become slightly complacent about the performance benefits that our range of systems bring and our ability, as part of the Kingspan group, to improve performance and change things so that we stay well ahead of Building Regulations.

Off-site build systems

Off-site build systems achieve a number of things for self builders as they;

•    Give a single point of responsibility for the design and construction of the entire building superstructure – No opportunity for blaming someone else when mistakes are made
•    Reduce construction time on site – Keeping the neighbours happy
•    Remove work to a controlled factory environment – Reducing risk of accidents on site
•    Offer enhanced thermal performance compared to typical masonry build methods – saving money on fuel bills forever.

All of our build systems use timber as the base structural material and all are unashamedly manufactured off-site in a controlled factory environment. The manufacturing information is derived directly from the CAD design and so, providing the original design is correct, the manufactured product should be as well.

Needless to say, whilst our design and manufacturing staff are excellent they are also human and mistakes do get made from time to time.

The range of build systems we provide offer self builders distinctly different performance options and, naturally, different price points.

Kingspan Logic Plus

Developed in-house by our technical team who have an unrivalled level of expertise and experience. The panelised wall system has an inbuilt zone for services such as pipework and electric cabling.

This allows future service upgrades, such as extra sockets or networking, to be added to the house without compromising the insulation and air-tightness layers and therefore maintaining the high standard of thermal performance.

The baseline thermal performance of the systems is driven by its use of Kingspan Kooltherm insulation, the highest performing mainstream insulation product and results in the wall achieving a U-value @ 25% better than that anticipated by the current Part L of the Building regulations in England.  
Despite this, we consider Kingspan Logic+ as our baseline build system.

Like all of our systems the panelised wall system is supplied and constructed with floor and roof components that match and meet the structural and thermal performance characteristics required by the customer and indicated by the design.

It constantly amazes me how small changes to one part of a construction system or building design can have myriad knock on consequences to the construction process – there is a real skill in spotting these in advance of them turning into problems on site.

Kingspan ULTIMA™ takes the performance provided by Kingspan Logic Plus and drives it on to the next level.

The system offers a high level of thermal performance with enhanced air-tightness, reduced cold-bridging and low U-values. Like Kingspan Logic Plus the Kingspan ULTIMA™ utilises sector leading Kingspan Kooltherm insulation.

Airtightness

The provision of a dedicated service void maintains the integrity of both the insulation and airtightness of the panels.

The ULTIMA™ Panel jointing system maintains continuity of airtightness not only at panel to panel junctions but also at critical junctions with foundations, intermediate floors and roof.

In whole building airtightness testing ULTIMA™ has consistently delivered permeability’s less than 2m3/m2/hr @ 50pa. Air leakage Barrier dressed into window reveals allows a simple tape seal to windows, doors and other wall penetrations.

Thermal Bridging

The continuity of the high performance Kingspan Kooltherm™ Insulation internal lining not only ensures the elimination of Thermal Bridging within ULTIMA™ panels but also enhances performance at other critical junctions. Full thermal modelling of critical details has been carried out to demonstrate the reduction of thermal bridging.

Kingspan TEK® Building System – SIPs (Structural Insulated Panels)

The Kingspan TEK® Building System is based on structural insulated panels (SIPs), comprising a core of high performance rigid insulation sandwiched between two sheets of 15 mm Oriented Strand Board (OSB).

The panels are joined together using a unique insulated jointing system that minimises air leakage and the system is not interrupted by repeating studwork, minimising heat loss through thermal bridging.
