

The major benefit is undoubtedly the huge gain to your lifestyle that comes from being able to have an input in the design of your own home. Whether it’s a spacious “live-in” kitchen, a snug den, a granny flat or some private, sound-proofed teenager space …. only you know how you and your family want to live.
Estate Agents will tell you that the main topic of conversation when they are showing prospective purchasers around a house is what they are going to change. “We can gut the kitchen”, “We can add another bedroom on here”, “We can knock this wall down”. How strange it is that while contemplating the largest purchase of our life, we are dreaming of ways to pull bits down. How much more sensible and satisfying it is to do the knocking down on paper or on a computer screen … self build makes sense.
It makes good financial sense too.
It is often said that you will save money by self
building but this is misleading. The truth is that unless you are
building
a retirement home and downsizing at the same time, most self builders
do not end up with money in the bank at the end of their self
build
for the simple reason that the opportunities that open up when
you decide to self-build are so great. What you will have at
the end of your project is generally a much larger, more highly
specified
and more valuable house than you started with.
And,
of course, that gain in value is effectively “tax free”,
because any profit that you make on your principal residence
is currently exempt from Capital Gains Tax. So you end up with
the
home that you want, the lifestyle that you want and a nice asset
gain to reward all your efforts.
